This is a bundled package of Base Drawings, Contract Conditions, and four (4) hours of Project Managment services:
- Base Drawings: Foundational drawings developed for construction use and permits filings. Includes the demolition plan, the proposed floor plan, and the reflected ceiling plan.
- Contract Conditions: Industry best-practice notes and conditions attached to contract drawings to help manage project risk. Add before signing contract with the contractor.
- Project Managment (x4): Managing of project conditions requiring prompt attention, such as contract administration or site visits during construction. Needs prior hourly estimate approval.
After purchasing this package, you will receive a link to download terms and conditions of the service(s). The terms and conditions of the service(s) will be added to the project's service agreement. You can view and download your service agreement from your project page.
Construction Set
The terms and conditions of the service(s) to be added to your project’s existing AIA Document B105-2017 service agreement are as follows:
Modifications to Article 7: The Architect shall deliver the Base Drawings service, which directs the Architect to develop measured drawings for construction and permit application with the Department of Buildings. The drawings typically include scaled layouts with dimensions and notes developed from preliminary sketches, such as the demolition plan, the proposed floor plan, and the reflected ceiling plan. This service includes one (1) design iteration and three (3) hours of meetings with the Owner. Excludes selection of fixtures and finishes. Additional work to modify a drawing may be billed hourly as Additional Service.
Modifications to Article 7: The Architect shall deliver the Contract Conditions service, which directs the Architect to insert industry best-practice notes and conditions into the contract document set. These notes and conditions help to manage project risk but do not substitute effective project management. Additional work to modify or add to the notes and conditions may be billed hourly as Additional Service.
Modifications to Article 7: The Architect shall deliver the Project Management service, which directs the Architect to conduct contract administration of the project, including visit(s) to the job site, review(s) of project progress, or management of project conditions requiring prompt attention. This service package includes four (4) hours of Project Management service, with additional hours of Project Management service requiring prior hourly estimate approval by the Owner prior to conducting the service. Additional work unrelated to the Project Management service may be considered as Additional Service and billed accordingly.
Refunds are only available if the service has not commenced.
